
Preparing a Rental Property Portfolio for SEAI Compliance
A Dublin-based property management firm managing over 20 apartments contacted Healthy Homes Ireland to assist with improving their BER ratings and ensuring compliance with SEAI (Indoor Air Quality Standards). Several units had issues with ventilation and condensation, particularly in kitchens and bathrooms.
Following a detailed assessment of each property, we found that many units suffered from inadequate airflow and outdated extract systems. In addition, tenant feedback included reports of persistent odours and moisture on walls and windows, indicators of poor air exchange.
We recommended and oversaw the installation of continuous mechanical extract ventilation (MEV) in key zones, paired with humidity controls. As a result, the properties saw measurable improvements in air quality, and most achieved BER score increases. The client also reported improved tenant retention and fewer maintenance calls related to mould or damp.
